Nevada's Common-Interest Ownership Act (NRS Chapter 116) sets detailed requirements for HOA meeting documentation, enforced by the Nevada Real Estate Division (NRED):

  • Mandatory audio recording: All executive board meetings must be audio recorded (except executive sessions, which must NOT be recorded).
  • 30-day availability: Minutes, audio recordings, and summaries must be available to owners within 30 days.
  • Indefinite retention: Minutes must be retained until the community is terminated — effectively forever.
  • Individual votes required: Each member's vote on any matter decided must be recorded in the minutes.
  • Owner remarks: Any owner who requests their remarks be reflected must have the substance included in the minutes.
