- Open meetings required: Board meetings must be open to all lot owners. Boards may enter closed (executive) sessions only for specific purposes listed in the statute.
- Executive session documentation: The board must vote in open session to enter executive session, state the purpose, and ratify any decisions in open session with proper documentation.
- 10-day record access: Homeowners can request to inspect and copy association records, including minutes. The association must respond within 10 business days.
- Annual meeting notice: Associations must provide 21 days' notice for annual meetings and 10 days' notice for board meetings.
